Truncate text when reading a line in a file

I’m trying to read a line in a file but I want to truncate everything before the equal sign and only have the IP without the text.

line 3 of file “C:\filename.txt”

IP address = 10.x.x.x

I found the command

following texts of firsts “IP Address =” of line 6 of file “C:\filename.txt”

In addition, if you want to limit your results between two characters you can add “preceding texts” after your initial relevance.

Example:

Following texts of firsts “character to start after” of preceding texts of firsts “” of lines 6 of file “c:\filename.txt”

Results:

q: following texts of firsts “#Propert” of preceding texts of firsts " " of lines 2 of file “C:local.properties”

A: ies
